How quickly are you able to find a tenant?
Several factors can affect how long it takes to find a quality applicant. Our average time to find a tenant is 21 days across all seasons. Rental times are somewhat longer in winter than in spring or summer.
What is the normal length of a rental lease?
A residential lease usually lasts 12 months. We recognize that certain circumstances can affect the term. Our goal is to optimize the lease term based on your needs and the market, while reaching a long-term agreement with the tenant.
Will the property be listed on Centris?
Yes. To maximize your property’s visibility and improve the chances of finding a good tenant, we work with a real estate broker who lists your property on Centris at no additional cost.
What checks are carried out for a potential tenant?
We prefer to carry out more checks rather than too few. That is why we always conduct a thorough credit check, verify the applicant’s profile (identity and employment confirmation and income variation checks), and have a specialized firm check legal history (criminal records and rental tribunal records).
Are you paid when we give you the mandate to find a tenant?
No. We are only paid if we find a good tenant who meets your criteria.
Do we have to pay for your leasing services every year, even if the tenant stays?
No. Our services are paid for once only. As a general rule, tenants stay in condominiums for an average of 2 years.
