Contingency fund: why the study changes everything
1 min read · Gestion Condo

The contingency fund pays for major repairs and replacement of common portions: roof, windows, elevators, parking. Without planning, this work leads to unexpected special assessments for co-owners.
The study, carried out by a professional, estimates component lifespans and the amounts to set aside. It lets the board set realistic contributions and protect unit resale value.
Start with actual building components
Account for the building’s age, condition and characteristics. Theoretical lifespans do not replace on-site observations. Give the professional plans, warranties and records of completed work.
Understand the scenarios
Replacement costs and dates remain estimates. Ask how inflation, contingencies and financial assumptions are handled. The board must understand a scenario to use it in decisions.
Distinguish the funds
The contingency fund, operating budget and self-insurance fund serve different purposes. Verify appropriate expense treatment and applicable rules before moving money or authorizing work.
Keep planning current
Compare planned and completed work regularly. Explain significant differences and changing needs to co-owners. A study cannot eliminate surprises, but makes planning more transparent and supports earlier action.
